The trend for Olsztyn, Warmia, and local relaxation is bringing an increase in beautifully located prestigious apartments. Two of the most interesting recent investments also showcase the level at which the local lifestyle is being built.

 

Attracting tourists, residents, and investors seeking prestigious apartments – in this respect, Olsztyn is riding the wave. The development of infrastructure around the city’s recreational gem, Lake Ukiel, is already being compared to renowned European resorts. One of the symbols of this transformation is the Warmiński Port, located right on the shore. – We are developing another phase of this unique investment, which will define the character of this attractive part of the city for years to come. D.DOM is an Olsztyn-based developer specializing in creating distinctive apartment buildings known for their architectural style, location, and standard. It is also associated with Dachland, a company that acts as the general contractor for prestigious developments both in Poland and abroad. Its latest masterpiece, soon to be admired by not only Olsztyn residents but also visiting tourists, is a technological marvel reminiscent of the sail-like roof of Olsztyn’s Main Train Station.

 

D.DOM’s apartment buildings draw from the region’s traditions. They represent a contemporary interpretation of classic Warmian architecture. The developer uses high-quality finishing materials while respecting the construction identity of the region, such as polished stone. Modern character is added with simple shapes and large glass surfaces. – We incorporated materials typical of Warmian and Prussian architecture in our designs, while the apartment buildings’ style is a contemporary interpretation of luxurious townhouses once found in Olsztyn’s Zatorze district. Only the roofs are not entirely Warmian – they are flat, with spacious terraces offering stunning views. And the views here are truly breathtaking – highlights Damian Kotwicki, an Olsztyn-based architect and owner of “O+O+O Architectural Studio,” the firm behind Warmiński Port.

D.DOM is nearing the completion of the second phase (two additional apartment buildings), while the third phase began several months ago – also featuring two buildings located closest to the lake, with a pool between them and every convenience imaginable for dolce vita. Interestingly, these buildings won’t have classic facades, as they will be entirely glass-clad. But it’s no wonder – with such views from the windows.

How good architecture can change the image of a city became evident to the people of Olsztyn when D.DOM took on the transformation of a long-abandoned vacant building on the prestigious Łyna Riverbank at Grzegorzewska Street. After its demolition, an apartment building emerged that harmoniously blends with the charm of its surroundings. The project is gradually revealing its original design and impressing just as much as the visualizations that enticed lovers of unique apartments. Right outside the windows flows the Łyna River, which will feature a kayak dock. Across the street lies the popular 13-hectare Central Park with its relaxing potential. – We always give our architects creative freedom in their projects, and this was also the case with Grzegorzewska, designed by Tomasz Lella, – says Radosław Borek, Sales and Marketing Director at D.DOM.

 

Tomasz Lella: – For over 30 years, I have been striving to build the architectural identity of Warmia and Mazury. I show investors that the traditional architecture of this region is primarily based on red brick, red roof tiles, stone, and wooden windows. The buildings are proportional and integrated into the landscape. These structures had a certain simplicity while being functional. I want to preserve this architecture, which is why I designed “The Dock on the Łyna” – Grzegorzewska Apartments. A unique feature here is the mezzanines on the top floor, where duplex apartments are located. This is probably the first building in Olsztyn with such lofts, six-meter-high windows, and views of the nearby Łyna River. The atmosphere is truly incredible. It’s great that a developer trusted the architect’s vision, as I’m convinced this apartment building will become a jewel on Olsztyn’s map.

The apartment building’s name was inspired by the street where it is located, and in the year the project began, Poland was celebrating the Year of Maria Grzegorzewska, a distinguished pedagogue. Thus, there’s history not only in the architecture but also in the unique patronage of the property.

Grzegorzewska comprises 33 apartments. On the ground floor, there are apartments and investment units, from which owners can deduct 23% VAT, while on the first and second floors, there are standard apartments subject to 8% VAT. This provides complete flexibility for future buyers in choosing the type of unit they wish to purchase.

 

– Our apartments, whether in Warmiński Port or Grzegorzewska, are purchased not only by residents from the capital who have grown fond of the region or those looking to live in exceptional locations but also by people selling their suburban homes. They want to return to the advantages of city living without giving up proximity to nature, intimacy, and high living standards, – adds Radosław Borek.
