In the third quarter of 2024, the housing market in Olsztyn experienced changes in both the primary and secondary segments. Analysis of available data indicates a varied price situation and some shifts in demand for properties. At the same time, there is growing activity among developers, evidenced by the implementation of new investments, such as Warmiński and Grzegorzewska, carried out by the D.Dom company.
In Q3 2024, the average asking price per square meter of a new apartment in Olsztyn increased by approximately 7% compared to the same period last year, reaching 9,623 PLN – according to data presented by the National Bank of Poland.
Interestingly, this also represents a decrease compared to Q2 figures, when the average price per square meter was 9,787 PLN. Meanwhile, the average price of a 53-square-meter apartment was 528,320 PLN. For comparison, the price per square meter of a secondary market apartment was around 9,086 PLN (7,773 PLN in Q3 2023). Prices in the new apartment segment remain relatively high, driven by rising construction costs and growing demand for modern properties.
Analyzing current trends, further price increases in Olsztyn’s housing market can be expected, particularly in the new property segment. In Q3 2024, the local housing market continues its upward trend in terms of the number of investments being implemented.
