Anyone considering buying an apartment in 2024 is asking themselves two key questions: how much will they cost, and is there a chance prices might drop? – Much will depend among other factors on interest rates, the availability of mortgage loans, and the overall market situation in the country – says Radosław Borek, Sales and Marketing Director at D.Dom. The recently announced new government program will also play a significant role in this matter.

Thousands of Poles are planning to buy an apartment in 2024. They are not only pondering the size of the property to choose, but the main question is: will housing prices drop this year, and what would need to happen to curb the rising costs?

Will housing prices increase this year?

– Price increases in 2024 will largely depend on interest rates, the availability of mortgage loans, government support programs, inflation, wage growth, and the overall market situation in Poland – assesses Radosław Borek, Sales and Marketing Director at D.Dom.

He adds that, in his opinion, we can expect further increases in property prices this year. – Both land prices and construction costs are not decreasing, and the supply of apartments on the market is not significantly increasing, which could lead to further price hikes – he states.

Will the New Government Program Impact Property Prices?

As noted by Radosław Borek, the government program “Safe Loan 2%” created by the previous administration ended in early January. The reason was simple: it was highly popular, and the funds allocated for it ran out ahead of schedule.

Data shows that by December 21, 2023, around 55.8 thousand loan agreements were signed under the BK 2% program. However, the Ministry of Development and Technology is working on a new housing program, “Housing Start.”

– One should not expect its launch to happen quickly. The new government coalition has already stated that this will occur no earlier than the second half of this year – emphasizes Radosław Borek.

What is the “Housing Start” Program?

The “Housing Start” program will be available to singles under the age of 35, individuals with at least one child (no age limit), those who have never owned a home or apartment, and those who own one apartment but have at least three children in their household.

Importantly, the installment amounts and the total subsidies will vary depending on who takes out the loan. According to the Ministry of Development and Technology, a single person can borrow 200,000 PLN at a reduced rate, while a couple can borrow 400,000 PLN. For a family with one child, the limit will be 450,000 PLN, for a family of four – 500,000 PLN, and for a family of five – 600,000 PLN. An additional 100,000 PLN will be added for each additional family member.
