– For over 30 years, I have been building the identity of Warmia and Masuria. I show investors that the traditional architecture of the region was primarily based on red brick, red roof tiles, stone, and wooden windows, with buildings being proportionate and harmoniously integrated into the landscape. This project will reflect that – says Tomasz Lella, the architect of the apartment building on Grzegorzewska Street in Olsztyn, which is being developed by D.Dom.
– Is the design of the apartment building on Grzegorzewska Street in Olsztyn a significant challenge for you as an architect?
– You could say I have “known” this place for a long time. Twenty years ago, I designed a kayak station that was supposed to be built here. For various reasons, the facility was never constructed. Years later, an investor decided to continue this vision. Part of the building will serve tourist traffic, while another part will consist of typical residential apartments. I am satisfied with this project because it was developed in a short time. A construction permit has already been issued, and I am looking forward to the start of the investment.
– The project, as seen in the visualizations, draws from the region’s traditions.
– For over 30 years, I have been striving to build the identity of Warmia and Masuria. I focus on showing investors that the traditional architecture of this region was primarily based on red brick, red roof tiles, stone, and wooden windows, with buildings being proportionate and harmoniously integrated into the landscape. These structures had a certain simplicity, yet they were functional. I want this architectural heritage to be preserved, which is why the project “Harbor on the Łyna – Grzegorzewska Apartments” was created.

– There are few places as charming as the bends of the Łyna River.

– That’s true; such places are practically non-existent now. At one time, I suggested creating an area along the Łyna River called “Olsztyn’s Venice” – buildings facing the river with atmospheric cafes and restaurants, allowing the city to develop a new vision of its space. Unfortunately, this idea was not accepted, but I’m glad that Central Park was revitalized – a showcase of the city located right next to the future development. The natural extension of this park is the continuation of the Łyna River, leading to Grzegorzewska Street. We need to look to the future and see the potential of this location. I am optimistic because the investor, D.Dom, is a responsible and experienced developer.
– The site for this investment is a perfect choice – surrounded by nature, close to Central Park and the Old Town, and just a few meters from the river and the nearby Łynostrada walking and cycling path. What solutions have you incorporated into the project?
– This will be a combination of tradition and modernity. On one hand, a red brick façade and red roof. On the other, large windows offering views of the river and nature, along with

striking, oversized dormers clad in black metal. The building won’t have a rectangular shape – one side features curves, making it more original. Another interesting solution is the mezzanines on the top floor, where duplex apartments will be built. This might be the first building in Olsztyn to feature such lofts, and the atmosphere is truly amazing. I’ll say it again: I’m glad that a developer trusted the architect’s vision. I am convinced that this apartment building will be a gem on Olsztyn’s map.
