Warmiński Port: Modernity with a Warmian Touch

Is it possible to combine traditional construction with modern architecture and add a touch of luxury? In Olsztyn, it’s achievable, and a perfect example is the Warmiński Port, an exclusive apartment development with a lakeside location by Lake Ukiel. We spoke with Damian Kotwicki, the architect of our latest residential project in the capital of Warmia and Masuria.

 

– How do you combine traditional Warmian construction with modern architecture and incorporate luxury?

– It’s simple: use natural materials found in Warmia or their imitations, like brick and wood. And modernity? Mainly large windows and spacious balconies – all designed to appreciate the beautiful surroundings. The standard is also elevated by using a slightly damp cladding instead of plaster. This ensures that the buildings will look the same even after 20 years.

 

– Was designing Warmiński Port a significant challenge for you, or did you have the freedom to be creative? The location of Warmiński Port is quite unique – what do you think about it?

– Due to its location on the largest lake, it is currently the best location in Olsztyn. The project also includes a landscaped city beach and piers, and from Warmiński Port, you can even walk to the Old Town. Additionally, the development is situated in a bay with few surrounding buildings, and I hope it stays that way. I’m from Olsztyn, so I know the city well. Regarding the challenge, I approached it like any other significant project – I managed to convince the investor of my vision. I didn’t want to design a large block but rather two smaller structures, resembling the old villas of Olsztyn. This makes the neighborhood more intimate, fostering better integration among its residents.

 

– You’ve thought everything through.

– I didn’t want to create towering blocks. The top floor is slightly recessed, which helps “reduce” the building’s height. The spacious balconies and large gardens on the ground floor are also advantages – these features haven’t been very popular in Olsztyn so far, but I hope that will change. I also aimed for the buildings to face the lake, so combined with materials referencing Warmian construction, the effect should be satisfying.

 

– It’s good that we’re returning to tradition, isn’t it?

– Absolutely! Besides, I simply love brick and wood (laughs). I don’t like judging my projects during construction, so I’m eagerly awaiting the completion of this development.
